Hundreds of affordable homes will be built on the former Royal Mail site in Nine Elms with an increased number of properties available at London Affordable Rent levels.

Wandsworth Council’s planning committee (28 January) gave the go-ahead to proposals to increase the amount of floorspace for residential units on a six-hectare site which lies between Nine Elms Lane and Ponton Road.

Importantly, the proposals now pave the way for a greater number of affordable homes; potentially increasing to 363 across the whole site and providing a greater proportion of homes available at London Affordable Rent levels.

Of the 759 potential new properties across three of the plots on the site, there will be 106 at London Affordable Rent levels and 30 Shared Ownership units. Of those 106 affordable rentals, at least 31 would be three or four-bedroom units.

The number of residential properties across the whole of the former Royal Mail delivery office site remains at 1,950 once all development has completed by 2025. Of this number, 363 are affordable, representing 19% of all residential units and an increase on the baseline of 15% across the site.

In addition to residential units, the re-development of the site will include commercial, community and office space which will bring jobs and new opportunities for local residents. Two new Tube stations on the Northern Line extension will open nearby in 2021 and works to improve Nine Elms Lane are underway as part of a major infrastructure investment in the area by Wandsworth Council.

There is also an increase in the amount of land devoted to the new public Nine Elms park. This landscaped linear park will stretch from Vauxhall to Battersea Power Station and provide green space and children’s play areas for residents, commuters and visitors to enjoy.
